Life in Charlton, MA

Charlton is a rural Worcester County town known for Old Home Day, a Labor Day weekend tradition held since 1897. It is home to the Charlton location of Tree House Brewing Company on Sturbridge Road. Its town common sits inside a National Register historic district.

Charlton was first settled in 1735, split from Oxford as a district on January 10, 1755, and became a town on August 23, 1775. It was named after Sir Francis Charlton. The elliptical town green was donated in 1762 as a common, militia training field and meeting house site, and Dexter Memorial Town Hall went up beside it in 1904. Charlton is a town of farms, ponds, conservation land and newer subdivisions spread across three historic villages. Daily life runs along Route 20 and Route 31, with Worcester and Sturbridge close by.

Buying in Charlton: what Ryan and Megan check

  • Check whether a home is on town water and sewer or on private septic and a well. The Board of Health enforces Title 5 septic rules and issues drinking water well permits, so ask for septic inspection and well test results.
  • Charlton has no town curbside trash pickup. Owners hire a private hauler or buy a sticker for the Spencer Transfer Station.
  • Work within 100 feet of a wetland, 200 feet of a perennial stream or in a flood zone needs a Conservation Commission filing. Check lots near Charlton's many ponds and brooks.
  • Charlton has a local Northside Historic District, which includes the Rider Tavern and #2 Schoolhouse, where exterior changes need a Certificate of Appropriateness from the Historic District Commission. The Charlton Center National Register listing by itself does not limit owners unless public money is used.
Roads

Route 31 runs north to south through Charlton Center, Charlton City and Charlton Depot. Route 169 links Charlton City to Southbridge. Route 20 is the main east to west commuter road. The Mass Pike (I-90) crosses town with two service plazas but no exit in Charlton.
