New Smyrna Beach sits on Florida's east coast in Volusia County, about an hour from Orlando, with two walkable downtowns on Flagler Avenue and Canal Street. Many retirees choose New Smyrna Beach for the beaches, walkable downtowns, golf and Florida's lack of a state personal income tax. The homestead exemption lowers the taxable value of the home you live in. For 2026 the first $25,000 is exempt from all property taxes, a second exemption of $26,411 applies to non-school taxes, and the Save Our Homes cap limits yearly assessed value increases to 2.7%. File with your county property appraiser by March 1 after you own and live in the home on January 1, and do not rely on the seller's tax bill, because your assessed value resets to market value after you buy.
A standard homeowners policy does not cover flood, so you need a separate policy when your lender, Citizens Property Insurance or your own risk calls for one. Lenders require it for federally backed mortgages in FEMA high-risk zones, and Citizens is phasing in a flood requirement that reaches all remaining personal residential policies on January 1, 2027. Look up the flood zone at FEMA's Map Service Center and get a quote for the exact address during your inspection period.
Hurricane exposure, roof age and construction year drive the price, and coastal homes with older roofs cost the most to insure. A wind mitigation inspection often lowers the wind portion of your premium, and a four-point inspection covers roof, electrical, plumbing and heating and cooling for older homes. Get quotes during your inspection period, before your deposit goes hard.
After the 2021 Surfside collapse, Florida passed laws requiring milestone structural inspections and structural integrity reserve studies for many condo buildings three stories and taller. Many older buildings raised dues or passed special assessments to fund repairs and reserves. Ask for the milestone inspection report, reserve study, current budget, recent meeting minutes and any pending special assessments during your contract review period.
It depends on the exact address. The City of New Smyrna Beach and unincorporated Volusia County apply different zoning rules, and many condo associations set minimum rental periods. Florida also requires a vacation rental license from the Department of Business and Professional Regulation for most short-term rentals, plus sales tax and county tourist development tax registration.
A VA loan lets eligible veterans, service members and surviving spouses buy with no down payment and no monthly mortgage insurance, and full entitlement carries no VA loan limit. For a first-use purchase the funding fee is 2.15% with less than 5% down, 1.5% with 5% or more and 1.25% with 10% or more, and you owe no fee if you receive VA disability compensation. Florida Hometown Heroes gives eligible buyers up to 5% of the first mortgage, with a $10,000 minimum and a $35,000 maximum, as a 0% deferred second mortgage. Lenders compare your total monthly debts, including the new payment, to your gross monthly income. A Florida payment includes principal, interest, property taxes, homeowners insurance, flood insurance where required, mortgage insurance on low down payment loans and association dues. Get a pre-approval with actual insurance and tax estimates for the areas you want to buy in.
