Florida

  • Florida Dream Program (Home Financing Programs): up to 20% down payment assistance for first-time homebuyers. Income limits apply. Available statewide.
  • Hometown Heroes Program: assists teachers, police, firefighters and healthcare workers with down payment assistance and favorable loan terms.
  • Florida Assist: additional DPA for qualifying borrowers with a focus on underserved communities.
  • Local county programs: most Florida counties (Broward, Palm Beach, Hillsborough, Duval, Orange, Pinellas and others) have their own DPA. Assistance ranges from 3% to 15%. Income and price limits vary by county.

Massachusetts

  • MassHousing loan programs: mortgages with DPA from 3% to 10%. Income and area median income limits. Popular with first-time buyers.

Connecticut

  • CT CHFA programs: Connecticut Housing Finance Authority DPA from 3% to 10% for first-time and repeat buyers. Statewide.
  • CHFA Homebuyer Bond Program: tax-exempt bonded financing combined with DPA for affordable rates.
  • Local initiatives: Hartford, New Haven and Bridgeport have neighborhood-specific programs for revitalization and affordability.
  • Employer programs: some CT employers and unions offer DPA benefits. Check your buyer's employer.

Rhode Island

  • RI Housing programs: DPA from 3% to 8%. Conventional and FHA eligible. Income and purchase price limits apply.
  • RIHousing DPA Initiative: first-time buyer focus with added help for underserved borrowers.
  • First-time buyer focus: most RI programs require first-time buyer status. Repeat buyers may have limited options.

1. Get Pre-Approval

2. Confirmation Within 24 Hours

Ryan or Megan reviews the application, orders the credit report and verifies income documents, then calls your buyer with a decision. Most are approved same day or within 24 hours.

3. Pre-Approval Letter

The letter goes to your buyer and to you. This is your ammunition in competitive offers.

4. Joint Client Meeting

Set a call or meeting with you, your buyer and Ryan or Megan to align on timeline, loan product and any special needs.

5. Coordinated Updates

Once an offer is accepted, Ryan or Megan provides regular updates on inspections, appraisal, underwriting and conditions. No surprises.

6. Clear to Close

How to pre-qualify clients during showings

Ask these questions:

  • How much cash do you have for a down payment?
  • What is your credit score range, or when was it last checked?
  • How stable is your income: employee, self-employed or commission?
  • What is your timeline to close?
  • Will you need help with the down payment?

  • FHA: "Designed for first-time buyers or those with lower credit scores. You can put down as little as 3.5%. The trade-off is mortgage insurance, which costs more monthly. But it opens doors for buyers who would not qualify for conventional."
  • VA: "If your buyer is a veteran, VA loans are gold. Zero down. No PMI. Better rates. It is a benefit they earned. Always ask if they are eligible."
  • USDA: "For rural properties. Zero down. If your buyer is looking at farmland or rural property, USDA might work."

Red Flags That Signal Financing Issues

  • No credit history: call Ryan or Megan. They can work with thin credit files.
  • Recent bankruptcy or foreclosure: do not assume they do not qualify. Ask about wait times and conditions.
  • Multiple recent credit inquiries: they may have applied with several lenders. Coordinate with Ryan or Megan.
  • Says they have cash but will not show bank statements: red flag for sourcing. Documentation is required.
  • Employment about to change: tell Ryan or Megan immediately. Timing matters for underwriting.
  • Self-employed or commission income: expect longer pre-approval. Have them provide 2 years of tax returns.

When the Appraisal Comes In Low

The appraiser determined the home is worth less than the purchase price. The lender only lends on appraised value, so the gap means the buyer needs more cash. Your options:

  • Renegotiate the sale price down with the seller
  • Buyer increases the down payment to cover the gap
  • Seller brings cash to closing to cover the difference (unusual)
  • Challenge the appraisal with evidence of comparable sales

How much will my buyer pay in origination fees?

Fees vary by loan type and borrower profile. Ask Ryan or Megan for a Loan Estimate once your buyer applies. Standard is 0.5% to 1.5% of the loan amount, and our pricing is competitive.

What happens if underwriting finds a problem?

Ryan or Megan calls immediately and explains what is needed. Most issues are resolved with more documentation. Rarely does a problem kill the deal.

Can we negotiate better rates?

Rates are set by market conditions, loan type and credit profile. Buyers with excellent credit or a large down payment may get better rates. Always ask Ryan or Megan.

What if the appraisal comes in low?

Do investors qualify easily?
