The timing depends on how quickly you send your income, asset and credit documents. After you apply, federal rules require your lender to give you a Loan Estimate within three business days of receiving your application. Each loan type sets its own standard, and lenders add their own rules. FHA allows 3.5% down with a 580 score or higher and 10% down with a 500 to 579 score. Florida Housing first-time buyer programs require a 640 score, and the VA sets no minimum score. Neither one guarantees a final loan approval, which still depends on the appraisal, underwriting and your finances at closing.
FHA requires 3.5% down with a credit score of 580 or higher, or 10% down with a score of 500 to 579. You pay an upfront mortgage insurance premium of 1.75% of the base loan plus an annual premium. The 2026 FHA one unit loan limit in Volusia County is $541,287, and the home must meet FHA appraisal standards.
A VA loan needs no down payment with full entitlement and carries no monthly mortgage insurance. For a first-use purchase, the VA funding fee is 2.15% with less than 5% down, 1.5% with 5% or more down and 1.25% with 10% or more down.
