The median sale price in Worcester was $481,681 in August 2026, up 8.2% from a year earlier, according to Redfin. The typical home sold in 22 days at 101.5% of list price. Worcester is a competitive market, and you need to prepare before you tour. Redfin scores it 85 out of 100 for competition. The median home sold in 22 days, and 53.4% of homes sold above list price. The sale-to-list ratio of 101.5% means the typical buyer paid slightly more than the asking price.

The market favors you if your home is priced and prepared well. Redfin recorded 464 sales in August 2026, up 24.3% from a year earlier, at a median price of $481,681. Buyers are active, and the median home is gone in about three weeks.
Do not overreach. Above-list sales dropped to 53.4%, and price cuts rose to 30.5% of sales. Price your home near recent comparable sales.
Zillow shows 2,205 homes for sale across Worcester County, so buyers have choices. In older Worcester homes, buyers often ask about the roof, the heating system, lead paint and the electrical panel. Handle those questions before the inspection.

Redfin names these Worcester neighborhoods among its markets: Tatnuck, Greendale, Burncoat, Cherry Valley, Sunderland, West Worcester, North Worcester, Salisbury Street and Newton Square. Tatnuck and Salisbury Street sit on the west side, where buyers look for larger lots and older colonials. Greendale and Burncoat on the north side draw buyers looking for single-family homes with yards and quick access to Route 190 and Interstate 290. Cherry Valley, on the Leicester line, pulls in buyers who want a quieter feel. Newton Square is closer to downtown and the commuter rail.

Property tax is the first cost to check. The Worcester City Council set the fiscal 2026 residential rate at $13.28 per $1,000 of assessed value and the commercial rate at $29.06. At that rate, a home assessed at $481,681 carries a bill of about $6,397 a year. You pay quarterly, and a purchase does not reset the assessment the way it does in Florida.
Commuting is a real strength. The MBTA Framingham/Worcester line connects Worcester Union Station with Framingham, Back Bay and South Station. Trips typically run roughly 75 to 100 minutes, depending on the train. Many buyers choose Worcester for the price gap with Greater Boston and take the train a few days a week. Massachusetts has its own purchase process. Most buyers hire a real estate attorney. You sign an offer, then a purchase and sale agreement, and you pay a deposit. Home inspections happen between those steps. In houses built before 1978, the state lead paint law applies if a child under six will live there, and your inspector will explain what that means. Homes on septic systems need a Title 5 inspection.
Ask about heating costs, too. Oil and gas heat, older windows and insulation shape your winter bill.

Plan your Florida purchase around your Massachusetts closing date, and talk with your tax advisor about the federal home sale exclusion, which shelters a large part of your gain on a primary residence you owned and lived in for two of the last five years.
Then price the Florida side with care. Ormond Beach shows a median sale price of $379,744 and 75 days on market, so you will likely have more time and room to negotiate than you had when you bought here. Get a Florida insurance quote and a flood zone check before you make an offer, and budget property tax on the new purchase price. Florida has no state income tax on wages, which many movers weigh in their plans.
