Victoria Park sits in northeast Fort Lauderdale. The city's historic survey describes it as bounded by Northeast 10th Street on the north, the Karen Canal on the east, East Broward Boulevard on the south and North Federal Highway on the west (source).
Henry Flagler once considered the area for his railroad route, then placed the line farther west. That left Victoria Park free to grow as a residential neighborhood (source). Development began in the 1920s (source).
Today the neighborhood holds around 30% of the city's historic properties (source). Tropical trees shade the sidewalks. Canals connect to the New River (source).
You live here to walk to Las Olas, bike to the beach and come home to a quiet street. For the wider market, see our Fort Lauderdale real estate page.

Homes range from historic single-family houses to modern condos, in styles from Mediterranean Revival and Art Deco to contemporary (source).
Redfin's September 2026 update showed a median sale price of $915,000 over the prior three months, up 3.3% from the same period a year earlier (source). The median price per square foot was $548, up 18.6% (source).
Redfin reported 59 homes sold in August 2026, up from 49 a year earlier. Homes sold after 94 days on the market on average, compared with 118 days the year before (source). Redfin's Compete Score was 14 out of 100 (source).
Victoria Park mixes property types, so the median tells only part of the story. Ryan and Megan compare your home against the same type, size and street position.
The city's survey documented 54 buildings as potential landmarks (source). If you plan to renovate or rebuild, check historic status first.

Redfin's September 2026 page, using First Street Foundation data, shows 94% of Victoria Park properties at risk of severe flooding over the next 30 years (source).
Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.
Canal-front and low streets carry more risk than higher interior blocks. Ask for the elevation certificate and the claims history on every home.
Rain counts too. On April 12, 2023, the Fort Lauderdale airport measured 25.91 inches of rain, the most ever observed in the city in a single day (source).
The City of Fort Lauderdale is a Class 7 community in the federal Community Rating System. That means a 15% flood insurance discount for properties in high-risk zones and 10% for properties in Zone X (source).
Older homes need a close look at roof age, wiring and plumbing. Newer townhomes often insure more easily. A wind mitigation inspection documents features that lower your premium.
Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source).
Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).
Ryan and Megan collect quotes during your inspection period so your payment holds no surprises.

If you buy a townhome or condo, ask the association for the budget, reserves, rules and any special assessments.
For condo buildings three stories or more, Florida requires a milestone inspection by December 31 of the year the building turns 30 (source) (source), and a structural integrity reserve study every 10 years (source). Smaller buildings fall outside those rules, so ask what inspections the association has done.
A recent listing on North Victoria Park Road named these assigned public schools (source). The list is not a ranking.
Neighborhood guides also mention Virginia Shuman Young Elementary School and Saint Anthony Catholic School, which runs from preschool to eighth grade (source). Assignments differ by street. Confirm zoning with the district, Broward County Public Schools.
Fort Lauderdale-Hollywood International Airport sits about a 10-minute drive away (source).
Federal Highway and Interstate 95 serve the area, with Tri-Rail and Brightline stations nearby (source).
Las Olas Boulevard sits near the south end, so many errands happen on foot or by bike.
