Venetian Bay is a master-planned community on the New Smyrna Beach mainland, in postal code 32168 (source). Homes here were built from 2004 to 2024, and one local count puts the total at 1,263 homes (source).
The community centers on a golf course, a clubhouse and miles of trails. The builder of The Palms at Venetian Bay advertises 20 miles of paved trails and a town center with shops and restaurants (source).

Redfin's August 2026 page, using First Street Foundation data, shows 6% of Venetian Bay properties at risk of severe flooding over the next 30 years (source).
One local survey of properties found 74% outside the federal Special Flood Hazard Area and 26% inside an A-series zone (source). So zone status changes from lot to lot.
Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.
Homes backing to lakes and preserves need a close look at lot elevation and drainage.
Newer homes built to current Florida code often earn wind mitigation credits. Ask for the wind mitigation report and the four-point report on older resales.

Ask for the master and sub-association budgets, rules on rentals, fences, pools and parking, and any special assessments. If you buy a condo, ask about milestone inspections and reserve studies for buildings three stories or more.
