Rio Vista sits south of downtown Fort Lauderdale. Federal Highway forms the west edge and the Intracoastal Waterway the east edge. The New River sits to the north and Southeast 12th Street to the south (source).
It is one of the oldest communities in the city, with tree-lined streets, sidewalks and more than 1,000 homes (source). By February 1923 the area was booming, with over 5,000 feet of sidewalk laid (source). The September 1926 hurricane hit it hard (source).
The name means River View in Spanish (source). The Tarpon River runs through the neighborhood's south side (source).

Homes include Mediterranean Revival, Spanish Colonial and Art Deco styles, many with private docks (source). Most homes are single-family, from about 1,100 square feet to estates over 10,000 square feet (source).
Redfin's July 2026 update showed a median sale price of $2.1 million over the prior three months, down 9.17% from the same period a year earlier (source). The median price per square foot was $761, up 22.9% (source).

Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.
Fort Lauderdale raised its seawall standard in 2023 to 5 feet in the North American Vertical Datum, up from 3.9 feet. Owners must meet it when they build a new seawall, when a seawall is in significant disrepair, or after a citation for tidal water breaching the wall and reaching a neighbor or the street (source).
Rain counts too. On April 12, 2023, the Fort Lauderdale airport measured 25.91 inches of rain, the most ever observed in the city in a single day (source).
The City of Fort Lauderdale is a Class 7 community in the federal Community Rating System. That means a 15% flood insurance discount for properties in high-risk zones and 10% for properties in Zone X (source).
Older homes and waterfront homes both face tougher underwriting. Insurers look at roof age, openings, elevation and the seawall. A wind mitigation inspection documents features that lower your premium.
Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source).
Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

For condo buildings three stories or more, Florida requires a milestone inspection by December 31 of the year the building turns 30 (source) (source), and a structural integrity reserve study every 10 years (source).

All three sit in the city's Fort Lauderdale school innovation zone (source). Assignments differ by street. Confirm zoning with the district, Broward County Public Schools.
