The median sale price in Ormond Beach was $379,744 in August 2026, up 1.3% from a year earlier, according to Redfin. The typical home took 75 days to sell and closed at 97.0% of list price. That gives buyers more room to negotiate, and it tells sellers to price with care. Ryan and Megan Winslow track these numbers each month for Ormond Beach and nearby Volusia County.

You have more room to negotiate than you did a year ago. Redfin shows homes selling for 97.0% of list price in August 2026, which means the typical buyer paid about 3% under the asking price. Nearly half of all sales, 49.1%, included a price drop. Only 9.4% of homes sold above list.
Time is on your side too. The median home sat for 75 days. That gives you room to schedule a second showing, bring in an inspector and compare insurance quotes before you commit. Redfin reports an average of about two offers per home, so a clean, well priced listing still draws interest. Do not assume every home is a bargain.
Zillow shows 794 homes for sale and 149 new listings in August. With that much choice, you do not need to chase a house with a stale roof or a hard insurance history. Pick the home with the better inspection report and an insurance quote that fits your budget.
Price per square foot fell 2.9% to $198. Compare each listing to recent sales on the same street, not to the city median.

Price is your most important decision. With 49.1% of homes taking a price drop, buyers have learned that waiting works. If you list high, you will likely cut later, and that cut tells buyers your home has been sitting.
Redfin counted 285 sales in August 2026, up 31.4% from a year earlier. Buyers are out there and closing. The same report shows days on market rose to 75, so those buyers are taking their time and comparing options. Show up with clean photos, a pre-listing repair list and a price that matches recent closed sales.
Know your insurance story. Buyers now ask for the roof age, the wind mitigation report and the four-point inspection up front. Gather them before you list. A seller who hands over clear paperwork closes faster and loses less in negotiation.

Redfin lists these Ormond Beach areas among its active markets: Downtown Ormond Beach, Ormond Terrace, Tymber Creek, The Trails, Ormond Lakes, Lakevue, Deer Creek of Hunter's Ridge, Daytona Pines, Breakaway Trails and Ormond Heritage Condominiums. Redfin does not publish a separate median for each one on the city page, so we will not invent one.
Use the citywide figures as your starting point. The Redfin median is $379,744 and Zillow's typical home value is $364,568. Homes near the Halifax River and the beach usually cost more than homes in inland subdivisions, and condos sit well below single-family homes. Florida Realtors reports an August 2026 median of $289,000 for single-family homes and $178,500 for townhouses and condos across the Deltona, Daytona Beach and Ormond Beach metro area, which covers Volusia and Flagler counties. That metro figure includes lower priced inland communities, so it reads lower than the city figure.
When you tour, compare homes by lot, roof age, elevation and distance to the Intracoastal Waterway. Those four items move price more than the subdivision name. Ask Ryan and Megan for a list of recent sales inside the specific neighborhood you like.

Insurance decides whether a purchase works in Florida. Get a homeowners quote before you go under contract, and ask the agent about the roof age, the roof shape and any wind mitigation credits. Many insurers look closely at roofs older than about 15 years. If a private carrier declines the home, Citizens Property Insurance serves as the state-backed insurer of last resort.
Check the flood zone on the FEMA flood map. If the home sits in a Special Flood Hazard Area, such as zone AE or VE, a federally backed mortgage requires flood insurance. Policies through the National Flood Insurance Program usually carry a 30 day waiting period, with an exception when you buy the policy at a loan closing. Ask the seller for an elevation certificate, since it affects the premium. Homes outside high risk zones still flood. Hurricane Nicole in 2022 damaged beachfront properties in Volusia County, and Ormond Beach sits on the barrier island and along the Halifax River.
Property tax works differently than in Massachusetts. A purchase resets the assessed value to market value. Once you claim the homestead exemption on your primary home, Save Our Homes limits annual growth in assessed value to 3% or the rate of inflation, whichever is lower. Second homes and rentals do not get that cap. Budget taxes on your purchase price, not on the seller's bill.
Condos need extra homework since the Surfside collapse led Florida to tighten its condo law. Buildings three stories or taller must complete milestone inspections and structural integrity reserve studies, and associations must fund certain reserves. Ask for the last three budgets, the reserve study, the inspection report, any special assessments, rental limits, pet rules and the lender approval status. These items change your monthly cost and your resale value.

No one knows where prices will go, and the numbers give mixed signals. Prices are flat to slightly up, days on market are rising and price cuts are common. If those trends hold, buyers keep the upper hand through the fall. Redfin's year over year gain of 1.3% sits against a Zillow index that is down 1.4%, which tells you the direction is unsettled.
Hurricane season runs through November 30. Many northern buyers shop after the holidays, so you might see more activity in winter, though that is not a promise. Mortgage rates will also move the market.

Your lender requires it if the home sits in a FEMA Special Flood Hazard Area and you use a federally backed loan. Many owners outside those zones carry it anyway. Check the flood zone and ask for an elevation certificate before you make an offer.
Read the budget, the reserve study, the milestone inspection and the structural integrity reserve study if the building is three stories or taller. Ask about pending special assessments, rental limits and whether the building is approved for your loan type.
