The median sale price in New Smyrna Beach was $419,934 in August 2026, down 2.3% from a year earlier, according to Redfin. Homes took a median of 80 days to sell, 11 days longer than last August. You have more room to negotiate than buyers did a year ago, and sellers need sharp pricing to hold a buyer's attention.

Zones that begin with A or V are Special Flood Hazard Areas, and a federally backed mortgage requires flood insurance there.
