Las Olas Isles is a set of man-made islands east of downtown Fort Lauderdale, connected by bridges and lined with navigable canals (source). The isles stretch north and south of Las Olas Boulevard (source).
Developers first dredged and built the area during the 1920s land boom (source). Most homes sit directly on deepwater canals with private docks, and many have no fixed bridges between the dock and the ocean (source).
You live here for the boat. Your morning coffee looks over the water. Your weekend starts at your own dock. Las Olas shops and restaurants sit minutes away.

Homes here range from modern waterfront estates and Mediterranean-style homes to new contemporary builds and renovated properties, typically 3,000 to 8,000 or more square feet (source). Condo buildings also stand on some isles, such as along Isle of Venice Drive.
Redfin's July 2026 update showed a median sale price of $4.6 million over the prior three months, up 5.6% from the same period a year earlier (source). The median price per square foot was $1,330, up 6.9% (source).
Only four homes sold in that window, and homes went pending in around 171 days. Redfin scored Las Olas Isles 1 out of 100 on its Compete Score (source).
With so few sales, one estate moves the median. Ryan and Megan value waterfront homes by frontage, water depth, bridge clearance, seawall condition and lot size, not by a neighborhood average.
Local guides group the area into neighborhoods including Seven Isles, Nurmi Isles, Riviera Isles, Coral Isles, Venice Isles and Idlewyld (source). Streets include Lido Drive, San Marco Drive, Royal Plaza Drive, Isle of Palms Drive, Coral Way and Fiesta Way (source).

Redfin's July 2026 page, using First Street Foundation data, says 301 properties in Las Olas Isles, or 99% of them, are likely to be severely affected by flooding over the next 30 years (source).
Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.
Fort Lauderdale raised its seawall standard in 2023 to 5 feet in the North American Vertical Datum, up from 3.9 feet. Owners must meet it when they build a new seawall, when a seawall is in significant disrepair, or after a citation for tidal water breaching the wall and reaching a neighbor or the street (source).
Rain counts too. On April 12, 2023, the Fort Lauderdale airport measured 25.91 inches of rain, the most ever observed in the city in a single day (source).
The City of Fort Lauderdale is a Class 7 community in the federal Community Rating System. That means a 15% flood insurance discount for properties in high-risk zones and 10% for properties in Zone X (source).
Waterfront homes need wind, flood and liability coverage that fits the house. Your lender requires flood coverage in a high-risk zone. Ask about excess flood coverage above the federal program limit.
Docks, lifts and seawalls raise their own coverage questions. Ask your agent what the policy covers at the water's edge.
Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source).
Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

Some isles run homeowners associations. Seven Isles is governed by the Seven Isles Homeowners' Association (source). Read the rules on docks, boat size, construction and rentals before you buy.
If you buy a condo on the isles, Florida's milestone inspection rules apply to buildings three stories or more, and the first inspection is due by December 31 of the year the building turns 30 (source) (source). Buildings that size also need a structural integrity reserve study every 10 years (source).
A recent listing on Coral Way in Las Olas Isles named these assigned public schools (source). The list is not a ranking.
All three sit in the city's Fort Lauderdale school innovation zone (source). Assignments differ by street. Confirm zoning with the district, Broward County Public Schools, for your exact address.

Local guides put Las Olas Boulevard shopping and dining about 5 minutes away, Fort Lauderdale Beach about 10 minutes, and Fort Lauderdale-Hollywood International Airport about 15 minutes (source).
By water, your canal leads to the Intracoastal Waterway. No fixed bridges on many canals means taller boats reach open water.
By car, Las Olas Boulevard is your main route both to downtown and to the beach.
