Growth came fast. The population went from 1,500 in 2000 to over 50,000 by 2015 (source). Where cow pastures once stood, a 650-acre Medical City now operates (source).
Major employers sit close to home. Nemours Children's Hospital opened in 2012, the Orlando Veterans Affairs Medical Center in 2015, and the University of Central Florida Lake Nona Hospital in March 2021 (source).

Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source).
Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

Ask whether the home sits inside a homeowners association and inside a community development district, which bills an assessment on your property tax bill.
