Brickell is Miami's financial district and its densest condo neighborhood. You get high rise living, walkable restaurants, waterfront views and a short trip to downtown offices.
Check each building's finances before you buy. Florida requires milestone inspections for condo buildings three or more stories tall once they reach 30 years old, then every 10 years after (source, August 2025). Buildings also need a structural integrity reserve study every 10 years (source, August 2025). Those studies often lead to higher dues or special assessments in older towers.

Coconut Grove is one of Miami's oldest neighborhoods. It sits on Biscayne Bay under a heavy tree canopy, with marinas, parks, private schools and a walkable village center.
The Grove is the priciest option on this list. You pay for space, shade and a quieter pace close to the city.
Edgewater runs along Biscayne Bay north of downtown, between the Venetian Causeway and the Julia Tuttle Causeway. New towers line the bay, and the neighborhood sits close to the Design District, Wynwood and Midtown.
Like Brickell, Edgewater is a condo market. Review reserve studies, inspection reports and insurance before you write an offer.

Little Havana is the cultural heart of Cuban Miami. Calle Ocho, cafecito windows, domino park and live music give the neighborhood its energy.

The Upper East Side stretches along Biscayne Boulevard north of the Design District. It includes the MiMo (Miami Modern) historic district, with restored 1950s motels turned into restaurants and shops, plus bayfront enclaves such as Morningside and Bayside.
Sales volume is thin, so one large sale moves the median. Use recent comparable sales on your exact street. Historic district rules also shape renovations, so check them before you plan changes.

Coral Way sits between Little Havana, Coconut Grove and Coral Gables. Its namesake road is lined with banyan trees, and side streets hold single-family homes, duplexes and low rise condos.
Coral Way works well for families who want a yard near the city without Coconut Grove prices.
Wynwood is famous for its murals, galleries, breweries and nightlife. Residential options are mostly newer condos and a small number of older homes.
Wynwood fits buyers who want energy outside the front door. Families and light sleepers often prefer Edgewater or the Upper East Side nearby.

Insurance is now a major part of the cost of owning in Miami. Risk changes from one neighborhood to the next, and from one street to the next.
These estimates are a starting point, not a quote. Your premium depends on the building's elevation, age, roof, windows and construction. For a condo, the association insures the building and you insure the interior, so ask for the master policy and your share of the cost.
