The 2026 Osceola County FHA limit, credit and down payment rules, mortgage insurance and the steps to buy with FHA in Celebration.
Reviewed and updated October 3, 2026 by Ryan and Megan Winslow, Winslow Homes

FHA loans are insured by the Federal Housing Administration, part of HUD. That insurance lets lenders accept smaller down payments and lower credit scores than most conventional loans allow. For many first-time buyers in Celebration, FHA is the shortest path from renting to owning.

Home values in Celebration change often, so call 386-690-5858 for today's figure. If a home costs more than $541,287, the extra must come from a larger down payment, or a conventional or jumbo loan may fit better.
Maximum financing of 96.5%, which means 3.5% down.
Maximum financing of 90%, which means 10% down.
Not eligible for FHA insured financing.

Every FHA loan carries two premiums. The upfront premium is 1.75% of the base loan and is usually added to the loan. The annual premium is divided into your monthly payment. Put 10% or more down and the annual premium ends after 11 years. With less down, it stays for the life of the loan.
For manually underwritten loans, HUD's benchmark is about 31% of income for housing and 43% for total debts. Automated approvals can allow higher ratios when you have strong credit, savings or other compensating factors. In Celebration, include homeowners insurance, flood insurance where needed, and any HOA dues in your housing payment.

FHA loans need homes that are safe, sound and secure. The FHA appraiser checks the roof, electrical, plumbing, heating, access and any peeling paint on older homes. Repairs the appraiser calls for usually must be done before closing.
Condos must be in an FHA approved project, or the unit must qualify for single unit approval. In Florida, also ask about the building's milestone inspection and reserve study, because special assessments affect both your budget and the approval.
Both can work in Celebration. The right one depends on your credit, down payment and how long you will keep the loan.
| Feature | FHA | Conventional |
|---|---|---|
| Minimum down payment | 3.5% with 580+ credit | As low as 3% for eligible buyers |
| Typical minimum credit | 580 for 3.5% down; 500 with 10% down | Usually 620 |
| Mortgage insurance | 1.75% upfront plus annual MIP | Private mortgage insurance under 20% down |
| Removing mortgage insurance | After 11 years with 10% down; otherwise refinance | Can be cancelled as equity builds; ends automatically at 78% of original value |
| 2026 loan limit, one unit | $541,287 in Osceola County | $832,750 baseline |
| Condos | Project or single unit approval required | Lender review of the project |
| Best fit | Lower scores, smaller savings | Higher scores, 5% or more down |

If you put 10% or more down, annual MIP ends after 11 years. With less than 10% down it lasts for the life of the loan, so many owners refinance into a conventional loan once they have enough equity.
