What It Is Like to Live in Edgewater

Edgewater sits on Biscayne Bay north of downtown Miami and south of Midtown. Wikipedia describes it as roughly bound by North 17th Street to the south and North 37th Street to the north, with the Florida East Coast Railway on the west and the bay on the east (source).

The neighborhood grew fast. Its population rose from 14,819 in 2000 to 21,826 in 2010, a 47.3% jump, on 1.679 square miles (source). New high-rise and mid-rise towers kept coming after that.

You live here for bay views and quick access to Midtown, Wynwood and the Design District (source). Margaret Pace Park gives you green space on the water.

Edgewater Housing Types and Price Picture

Most Edgewater homes are condos. Newer bayfront towers include Biscayne Beach (2017), Aria on the Bay (2018), Elysee Miami (2018), Gran Paraiso (2018), One Paraiso (2018) and Missoni Baia (2022) (source).

Redfin's August 2026 update showed a median sale price of $540,000 over the prior three months, down 34.9% from the same period a year earlier (source). The median price per square foot was $578, down 18.8% (source).

Redfin counted 39 sales in that window. Homes took about 152 days to sell and sold about 5% below list price on average. Redfin scored Edgewater 6 out of 100 on its Compete Score (source).

A big drop in the median often reflects which units sold, not only a change in value. Smaller, older units pull the number down. Ryan and Megan compare your unit against sales in the same building.

Edgewater Flood Zone Facts

Edgewater fronts the open bay, so storm surge is part of the risk picture. Ground floors, garages and mechanical rooms take the first hit.

Redfin's August 2026 page, using First Street Foundation data, shows 72% of Edgewater properties at risk of severe flooding over the next 30 years (source).

Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.

Ask the association where its electrical gear sits, how the garage drains, and what happened in past storms.

The City of Miami takes part in the federal Community Rating System. In an August 24, 2022 announcement, the city said it earned Class 6, worth a 20 percent discount on flood insurance premiums (source).

Insurance

Insurance for an Edgewater Condo

The association insures the building through a master policy. You insure your interior, belongings and liability with a unit owner policy. Ask for the master policy deductible. Owners often share that cost after a storm.

Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source). Citizens says condominium unit owners are exempt from this flood requirement (source).

Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

Condo Notes: Milestone Inspections and Reserve Studies

Florida rewrote its condo safety rules after the 2021 Surfside collapse. Every Edgewater condo buyer needs to understand two of them.

Milestone inspections. Condo and cooperative buildings three stories or more need a milestone inspection (source). The first one is due by December 31 of the year the building turns 30. After that, the inspection repeats every 10 years (source).

Structural integrity reserve studies. Buildings three or more occupied stories tall need a structural integrity reserve study every 10 years (source). The study covers structural components, their useful life, replacement costs and a funding plan. House Bill 913, signed June 23, 2025, set the deadline for required studies at December 31, 2025 (source).

How reserves get funded. Associations now fund required reserves through dues, loans, lines of credit or special assessments (source). Unit owners also gained the right to vote for a line of credit in place of fully funding reserves each year, with disclosure to later buyers (source).

What you receive as a buyer. Florida law lists the documents a prospective purchaser gets. The list includes the declaration, bylaws, rules, financial statements, budget, the inspector summary of the milestone inspection report if one applies, and the most recent structural integrity reserve study (source).

Ryan and Megan read these documents with you line by line. A low monthly fee looks good until the reserve study shows a large shortfall. The study tells you where the money goes next.
