The median sale price in Daytona Beach was $299,124 in August 2026, down 5.2% from a year earlier, according to Redfin. Homes took a median of 80 days to sell, the same as last August. Daytona Beach is the most affordable of the three towns Ryan and Megan track, and buyers hold the stronger hand right now.

What this means for sellers

Sales fell 10.8% from last August and the median home needed 80 days to sell. Fewer buyers are closing, so each showing matters. Price the home against the recent closed sales near you, not against a neighbor's asking price.

The share of homes with a price drop is 43.6%. Starting high and cutting later has become the normal pattern, and it costs you days. A fresh listing gets the most attention in its first two weeks. Use that window.

Condition decides outcomes here. Homes with newer roofs, working air conditioning and clean inspection reports hold their price per square foot. Sellers of older homes should expect the buyer's insurer to ask about the roof and the electrical panel. Know the answers before you list. The citywide median of $299,124 blends several different areas. Redfin names these Daytona Beach areas in its data.

Beachside condos and oceanfront property price on a different scale than mainland homes. Mainland entry-level homes tend to price near or below the citywide median, and newer-construction communities tend to price above it. Insurance, flood zones and condo rules worth knowing

Daytona Beach sits on the Halifax River, the Intracoastal Waterway and the Atlantic coast, so flood zones vary block by block. Check the FEMA flood map for each address. Zones that begin with A or V are Special Flood Hazard Areas, where a federally backed mortgage requires flood insurance. Homeowners policies exclude flood damage, so flood coverage is a separate policy, and an elevation certificate often helps with the quote.

Wind insurance deserves early attention. Insurers focus on roof age and shape, window protection and the home's age. Order a wind mitigation inspection to document features that reduce premiums. Older homes often need a four-point inspection of the roof, electrical, plumbing and HVAC before an insurer will write coverage. Get quotes during your inspection period.

Condos are a large part of Daytona Beach, and many buildings are older. Florida law now requires milestone inspections and structural integrity reserve studies for many buildings of three stories or more, and associations must fund reserves for structural items. Ask for the reserve study, the current budget, pending special assessments and the rental rules, including minimum lease terms and approval steps. Lenders review condo associations, and buildings with unresolved structural or financial concerns tend to be harder to finance. Plan for your own HO-6 policy.

Oceanfront and beachside property also falls under Florida coastal construction rules, which affect renovation and rebuild plans. Ask your inspector and the city permit office about any planned work.

No one is able to promise where prices go. Today's signals favor buyers. Sales are down 10.8%, days on market are long and 43.6% of homes took price drops. Expect negotiation to continue through the fall.

Florida Realtors reported that statewide prices are largely holding because inventory is tight, even as sales slow, and that 2026 mortgage rates are above last year's. The metro single-family median rose 1.3% in August, so Daytona Beach's lower median reflects its mix of homes more than a market-wide drop. Winter brings seasonal visitors and some buyers to the coast, which tends to lift showing activity, though it does not guarantee higher prices.
