What It Is Like to Live in Coronado Beach

Coronado Beach was once its own seaside town. New Smyrna became New Smyrna Beach in 1947, when the city annexed Coronado Beach (source).

Today the name covers the central stretch of the barrier island, roughly between the Flagler Avenue corridor to the north and the quieter south end near 27th Avenue (source). The beach here sits in a no-drive section, with fewer vehicles than the inlet area (source).

Redfin also tracks Coronado Island as its own neighborhood. Its recent sales center on condos along North Causeway, plus houses on streets such as Via Capri and East Circle Drive (source).

Coronado Beach Housing Types and Price Picture

Coronado Beach mixes single-family homes, beach cottages from the 1980s and a handful of condo complexes (source).

Redfin's September 2026 update showed a Coronado Beach median sale price of $479,000 over the prior three months, up 11.4% from a year earlier. The median price per square foot was $470, up 2.2% (source). Redfin reported 80 homes sold in August 2026, up from 45 a year earlier (source).

For Coronado Island, Redfin's September 2026 update showed a median sale price of $585,000 over the prior three months, up 42.6% from a year earlier. The median price per square foot was $393, up 3.7% (source).

Coronado Beach scored 29 out of 100 on Redfin's Compete Score, and the average home sold about 5% below list price (source). Buyers hold room to negotiate. Sellers win with clean inspections and sharp pricing.

This is barrier island living, and water risk is real. Redfin's September 2026 page, using First Street Foundation data, shows 86% of Coronado Beach properties at risk of severe flooding over the next 30 years (source). For Coronado Island, the figure is 91% (source).

Storms have tested the area. In November 2022, Hurricane Nicole's waters slammed New Smyrna businesses, weeks after Hurricane Ian (source).

Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.

Ask for the elevation certificate, the flood policy history and any storm repairs. Coastal construction lines and dune rules also affect what you build on oceanfront lots.

Insurance

Insurance on the Beachside

Expect wind and flood to drive your budget. Insurers look at elevation, roof age, openings and distance to the water. A wind mitigation inspection documents features that lower your premium.

Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source). Citizens says condominium unit owners are exempt from this flood requirement (source).

Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

Homeowners Association and Condo Notes

Condo complexes run associations with budgets, reserves and rental rules. Read the short-term rental rules before you buy if you plan to rent.

Condo buildings three stories or more need a milestone inspection by December 31 of the year the building turns 30, then every 10 years (source). Those buildings also need a structural integrity reserve study every 10 years (source).

As a buyer you receive the milestone inspection summary, if one applies, and the most recent reserve study among your condo documents (source). Ryan and Megan read both with you before your review period ends.
