Coconut Grove sits on Biscayne Bay, south of Brickell. Settlement began in 1825, when the Cape Florida lighthouse started operating. Horace P. Porter named the area in 1873 when he set up a post office (source).
The city of Coconut Grove joined the City of Miami in 1925 (source). The village feel survived. Big shade trees, bayfront parks and sailing clubs still set the tone.
The West Grove, also called the Black Grove, carries deep Bahamian roots. Black Bahamian immigrants built many of the area's historic landmarks (source).

The Grove mixes single-family homes, townhomes and bayfront condo towers. Condo towers such as Yacht Harbour (1975), Grove Isle (1979) and L'Hermitage (1980) arrived during the late 1970s and 1980s building wave (source).
Redfin's August 2026 update showed a median sale price of $2.35 million over the prior three months, up 46.9% from the same period a year earlier (source). The median price per square foot was $1,130, up 33.7% (source).
Redfin counted 37 homes sold in that window, with homes selling in about 110 days. It scored the Grove 7 out of 100 on its Compete Score, on a scale where 100 is the most competitive (source).

Lot size, tree canopy and distance to the bay drive value here. Two homes a few blocks apart sell at different numbers.

Wikipedia lists Coconut Grove's elevation at 13 feet (source). That is one reading. Elevation changes from the bayfront to the inland streets.
Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.
Redfin's August 2026 page, using First Street Foundation data, shows 54% of Coconut Grove properties at risk of severe flooding over the next 30 years (source).
Bayfront and low-lying streets near the water carry more risk. Ask the seller for an elevation certificate and the flood policy history.
The City of Miami takes part in the federal Community Rating System. In an August 24, 2022 announcement, the city said it earned Class 6, worth a 20 percent discount on flood insurance premiums (source).
Older homes under big trees need a careful look. Insurers ask about roof age, wiring, plumbing and storm shutters. A wind mitigation inspection documents features that lower your premium.
Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source).
Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

Ask whether a single-family home sits inside a homeowners association. Townhome and condo buyers face association rules and fees. Read them before you sign.
Florida rewrote its condo safety rules after the 2021 Surfside collapse. Every Coconut Grove condo buyer needs to understand two of them.
Milestone inspections. Condo and cooperative buildings three stories or more need a milestone inspection (source). The first one is due by December 31 of the year the building turns 30. After that, the inspection repeats every 10 years (source).
Structural integrity reserve studies. Buildings three or more occupied stories tall need a structural integrity reserve study every 10 years (source). The study covers structural components, their useful life, replacement costs and a funding plan. House Bill 913, signed June 23, 2025, set the deadline for required studies at December 31, 2025 (source).
How reserves get funded. Associations now fund required reserves through dues, loans, lines of credit or special assessments (source). Unit owners also gained the right to vote for a line of credit in place of fully funding reserves each year, with disclosure to later buyers (source).
What you receive as a buyer. Florida law lists the documents a prospective purchaser gets. The list includes the declaration, bylaws, rules, financial statements, budget, the inspector summary of the milestone inspection report if one applies, and the most recent structural integrity reserve study (source).
