What It Is Like to Live in Brickell

Brickell is the financial district of Miami and of the South Florida region (source). It sits east of Interstate 95, south of the Miami River and north of Coconut Grove. Biscayne Bay forms its eastern edge (source).

The name comes from William and Mary Brickell. Their mansions along Brickell Avenue earned the street the name Millionaire's Row. By the 1970s office towers replaced most of those homes, and a commercial boom followed in the 1980s (source).

Today the neighborhood is dense and vertical. Wikipedia cites a 2024 estimate of about 40,000 residents (source). You walk to the office, the gym, dinner and the bay. You trade a yard for a view, a pool deck and a short commute.

Brickell Housing Types and Price Picture

Most Brickell homes are condos in mid-rise and high-rise towers. Brickell Key, the island northeast of the mainland, adds more high-rise residential and hotel towers (source). Mixed-use projects include Brickell City Centre and Mary Brickell Village, which opened in 2006 (source).

Here is the market as Redfin reported it in its August 2026 update. The median sale price over the prior three months was $615,000, down 9.56% from the same period a year earlier (source). The median price per square foot was $635, up 4.1% (source).

Homes went pending in around 150 days, and the average home sold about 6% below list price. Redfin scored Brickell 6 out of 100 on its Compete Score on a scale where 100 is the most competitive (source).

What this means for you: buyers hold leverage on price and terms. Sellers win with sharp pricing, clean association records and strong presentation. Price per square foot differs a lot from tower to tower, so Ryan and Megan pull closed sales from your building first.

Brickell runs from the Miami River on the north to Southwest 26th Road and the Rickenbacker Causeway on the south. Interstate 95 marks the west side and Biscayne Bay the east side (source).

Flood Zone

Brickell Flood Zone Facts

Brickell sits on the bay, and storm surge reaches it. During Hurricane Irma in 2017, waves poured over a Miami seawall and flooded streets waist-deep in places around Brickell Avenue (source).

Redfin's August 2026 page, using First Street Foundation data, shows 79% of Brickell properties at risk of severe flooding over the next 30 years (source).

Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.

In a condo, flood risk lives in the building. Ask where the garage, lobby, elevators and electrical rooms sit relative to flood elevation. Ask how the building handled past storms and what repairs followed.

The City of Miami takes part in the federal Community Rating System. In an August 24, 2022 announcement, the city said it earned Class 6, worth a 20 percent discount on flood insurance premiums (source).

Insurance for a Brickell Condo

Condo insurance comes in two layers. The association carries a master policy on the building. You carry a unit owner policy for your interior, your belongings and your liability. Read the master policy deductible. A large deductible often lands on owners as a special assessment after a storm.

Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source). Citizens says condominium unit owners are exempt from this flood requirement (source).

Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

Association Rules

Condo Notes: Milestone Inspections and Reserve Studies

Florida rewrote its condo safety rules after the 2021 Surfside collapse. Every Brickell condo buyer needs to understand two of them.

Milestone inspections. Condo and cooperative buildings three stories or more need a milestone inspection (source). The first one is due by December 31 of the year the building turns 30. After that, the inspection repeats every 10 years (source).

Structural integrity reserve studies. Buildings three or more occupied stories tall need a structural integrity reserve study every 10 years (source). The study covers structural components, their useful life, replacement costs and a funding plan. House Bill 913, signed June 23, 2025, set the deadline for required studies at December 31, 2025 (source).

How reserves get funded. Associations now fund required reserves through dues, loans, lines of credit or special assessments (source). Unit owners also gained the right to vote for a line of credit in place of fully funding reserves each year, with disclosure to later buyers (source).

What you receive as a buyer. Florida law lists the documents a prospective purchaser gets. The list includes the declaration, bylaws, rules, financial statements, budget, the inspector summary of the milestone inspection report if one applies, and the most recent structural integrity reserve study (source).

Ryan and Megan read these documents with you line by line. A low monthly fee looks good until the reserve study shows a large shortfall. The study tells you where the money goes next.

For college, Florida International University runs a downtown campus nearby (source). School assignments change. Confirm zoning with the district, Miami-Dade County Public Schools, before you buy.

Getting Around Brickell

Brickell station at 1001 Southwest 1st Avenue serves the Metrorail Green and Orange Lines and the Metromover Brickell Loop (source). The Orange Line runs toward Miami International Airport (source).

The Metromover Brickell Loop has five stations at roughly two-block intervals (source).

Interstate 95 runs along the west edge. The Rickenbacker Causeway at the south end heads toward Key Biscayne. Downtown Miami sits right across the Miami River.
