Baldwin Park sits on land that once held Naval Training Center Orlando. The base closed on March 31, 1995, and the closure process wrapped up in 1999 (source).
Construction on the new neighborhood began in 2001, and residents moved in by 2003. The plan followed New Urbanism ideas: walkable, mixed-use and about two miles from downtown (source).
The name honors Robert Baldwin, a Navy undersecretary in the 1960s, and many street names nod to naval history (source).

Redfin's July 2026 update showed a median sale price of $720,000 over the prior three months, down 0.035% from the same period a year earlier (source). The median price per square foot was $357, up 0.4% (source).
Homes sold after 36 days on the market on average, compared with 33 days a year earlier. Redfin's Compete Score was 48 out of 100, and homes typically sold about 4% below list price (source).

The redevelopment reused old military pavement as a porous gravel base, sending stormwater toward Lake Baldwin (source).
Look up any address on the Federal Emergency Management Agency flood map service center before you write an offer (source). Note the zone, the base flood elevation if one is shown, and the map date.
Lakefront lots still need a look at elevation, drainage and any flood claims.
Insurers still ask about roof age. Get the roof permit date and a wind mitigation report.
Outside high-risk zones, federal rules do not force flood insurance on your loan. Price a policy anyway.
Citizens Property Insurance is phasing in a flood policy requirement for its residential customers with wind coverage. Homes with a dwelling replacement cost of $400,000 or more needed flood coverage starting January 1, 2026. All other Citizens personal residential policies follow on January 1, 2027 (source).
Florida also expanded its seller flood disclosure rules effective October 1, 2025. Sellers of residential property must disclose flood insurance claims, flood assistance received, and known flooding during their ownership, at or before contract signing (source).

Ask which homeowners association and sub-association govern the home. Then ask for every budget, reserve study, rule set and special assessment.
Townhome fees deserve extra attention. Roofs, painting and insurance costs flow through those budgets.
For condo buildings three stories or more, Florida requires a milestone inspection by December 31 of the year the building turns 30, and a structural integrity reserve study every 10 years (source).
